What one studio earns in a year

Base scenario: 75% occupancy and an average daily rate of €65 per night. This is how a studio's revenue is split in its first year of operation.

      1. Gross revenue €17,794 €65 × 273.75 nights
      2. Operating costs €5,338 Estimated · 30% of revenue
      3. Management €2,669 15% of revenue
      4. Net income €9,787 per year · ≈ €816 per month

      For every €65 night: €19.50 operations · €9.75 management · €35.75 to the investor.

      Operating cost breakdown

      Item % revenue € / year
      Total 30% €5,338

Estimated costs for the base scenario (75% occupancy). They are calculated as a percentage of gross revenue, so they vary with occupancy: running a studio at 100% does not cost the same as at 50% (commissions, cleaning, laundry, utilities…). Amounts rounded to the euro: the rows may not add up exactly to the total.

            80-year leasehold

The key difference in your investment

Leasehold is the standard way for foreign investors to access real estate in Indonesia. You can invest in your own name, without setting up a company, or through your own PT PMA if you prefer a corporate structure.

            Two ways to invest

            • In your own name

You sign the leasehold agreement personally. No company to set up and no corporate paperwork.

            • Through your own PT PMA

You invest through an Indonesian foreign-owned company, if you prefer to hold the investment in a corporate structure.

            1. Long-term security

80 years of rights to use and operate the studio.

            2. Your rights

You can rent out, sell or transfer the studio to a third party during the term of the agreement.

            3. Legal and transparent

Agreements executed before a public notary (PPAT) and compliant with Indonesian law. The developer, PT LOLA AND INFINITY GROUP (PT PMA), holds title to the land.

General information only; not legal or tax advice. We recommend consulting an independent adviser on which structure best suits your situation before investing.

If you can't find your answer, write to us and we'll reply personally.

Can a foreigner legally invest in Indonesia?

Yes. Leasehold is the standard way for foreign investors to access real estate in Indonesia. You can invest in your own name, without setting up a company, or through your own PT PMA. All agreements are executed before a public notary (PPAT), and the developer, PT LOLA AND INFINITY GROUP (PT PMA), holds title to the land. We recommend seeking independent legal advice.

What is leasehold and how long does it last?

It is a long-term lease that gives you the right to use and operate the studio for 80 years. While it is in force, you can rent out, sell or transfer the studio to a third party. More about the leasehold.

              How is the return calculated?

We start from the studio's gross revenue (average daily rate of €65 per night at 75% occupancy in the base scenario) and deduct operating costs (30%) and the management fee (15%). The resulting net income, €9,787 a year, is divided by the total investment (price + 11% VAT): 16.0% for a €55,000 studio. It is an estimated net return, before the investor's personal taxes; it is not a promise of results. See the full calculation.

How and when do I pay?

In four payments tied to project milestones: 10% on reservation (Booking Agreement), 40% on signing the PPJB agreement before a notary, 30% at the start of foundation works and 20% on turnkey handover, together with the signing of the leasehold. VAT (11%) is added to each amount. See the schedule with amounts.

Who manages the studio? Can I use it myself?

A specialist company handles the whole hotel operation (reception, housekeeping, maintenance, security and sales) for 15% of gross revenue. The terms for staying in your own studio are set out in the management agreement: write to us and we'll explain them in detail.
